Michael Bull’s real estate career started when he was just eighteen years old. Today, he owns his own real estate firm Bull Realty and hosts the country’s leading video and podcast show on commercial real estate (CRE), America’s Commercial Real Estate Show.
What started as a radio show over a decade ago is now a podcast, where Michael interacts with callers to give advice and discuss all-things CRE.
This week, however, Chase Garbarino puts Michael in the guest seat on the The Let’s Go Show. Besides discussing how Michael’s show became what it is today, they also reflect on the current market and what emerging trends are growing in popularity.
They discuss topics such as hybrid work and flex space. Additionally, Michael believes that the office will come back strong after a difficult few years among the COVID-19 pandemic. But why? The many benefits of having people working and collaborating together.
He believes that the office serves to influence a company’s culture, recruiting, retention, growth, and quality of work. All of these factors, he explained, will help companies keep their employees happy, especially when employee turnover is at an all-time high amongst the war for talent.
So what is Michael seeing in the current market when it comes to the offices that are best supporting their tenants? First and foremost is having an inviting office space that promotes wellness. In the case of premium properties, he said, touchless technology is a must: “I’d expect, from my car to my desk, to not have to touch a doorknob or an elevator button.”
Along with touchless technology, Michael is also seeing an increase in square footage per person in a given space, as well as wellness certifications like WELL and LEED standards. Ultimately, he asserted, “the real estate companies that do this well are going to get the majority of the tenants.”
